What does Audette Validated mean?

Validated is Audette’s highest level of analysis, used to build detailed asset-level capital plans, similarly to an onsite energy audit. Customers use Audette Validated plans for capital planning and in acquisitions underwriting for due diligence. GRESB also accepts Audette Validated plans as fulfilling its technical building assessment requirements, and customers earn GRESB points for every year that their properties are on Audette.

Frequently asked questions

The due diligence offering is priced at a flat fee of $3,000 per property under diligence. If the property is acquired, the subscription fee for its first year on Audette (which includes support for capital planning) is waived.

Delivery includes: (1) a delivery call with advisory support to modify capital plan given your investment strategy, (2) access to Audette’s AI-powered modeling platform, (3) unlimited seats in order to grant access across your team, JV partners, investors, etc.

If you are new to Audette and only purchasing the due diligence offering, there is a one-time setup fee of $4,500, which goes towards: (a) a proof-of-value demonstration, in which we “dry run” Audette on a recent transaction and review the outputs with your Acquisitions team, and (b) implementation work with your Acquisitions team to align data handoffs, workflows and turnaround time requirements.

If you are an Audette customer already, we waive the $4,500 setup fee and work with your Acquisitions team to go through the same steps for implementation.

Indicative represents Audette’s starting level of analysis, used to analyze whole portfolios or funds (dozens or hundreds of assets) using just a simple property list. Customers use Audette Indicative to develop an actionable portfolio decarbonization strategy, by:

  • Quantifying total carbon reduction potential, cost and savings, inclusive of BPS fine impacts
  • Surfacing the top programmatic interventions
  • Flagging the top priority assets to take into asset-level planning, using highly targeted prioritization criteria (e.g., carbon reduction potential per incremental dollar of capex)
  • Equipping customers to build out thematic playbooks by property type, geography, BPS exposure and more

Validated is Audette’s highest level of analysis, used to build detailed audit-comparable asset-level capital plans. For properties taken to Validated, Audette originates projects at an individual building and quantifies the corresponding costs and savings. In order to realize the maximum financial benefit from decarbonization, Audette’s building science team also conducts a property-specific research deep dive on the available incentives, rebates, tax benefits and revenue-generating measures (e.g., demand response).

Audette’s Validated plans represent a new standard of quality for desktop studies. Customers use Audette’s Validated plans for capital planning and in acquisitions underwriting for due diligence. Our paid pilots standardly include a side-by-side technical comparison of our Validated plans against energy audits conducted at the same site. Across 45+ comparative evaluations to date (against 15+ unique auditors), Audette enjoys a pass rate of 100%.

In addition, GRESB accepts Audette’s Validated plans as a desktop alternative to onsite studies for fulfilling its technical building assessment requirements (indicator RA2). And unlike static onsite audits subject to a 3-year expiry cliff, customers earn GRESB points for every year that their properties are on Audette Validated - this is because Audette works with customers to keep plans evergreen by refreshing their data inputs (and the resulting plans) annually.

Assuming data readiness for Indicative, we can onboard hundreds or thousands of properties in just a couple weeks. Indicative requires a simple property list with the following fields: address, property type, GFA, year built, # floors, # buildings at address. If you are missing any fields, our team works with you to infill that data.

To graduate an individual asset from Indicative to Validated, customers need to provide equipment data (age, size, type), which can be collected in many different ways, a PCA being the most common. Alternatively, our building science team can also collect the necessary inputs from a 15min interview with the property manager or building operator. Customers who have whole-building utility data can provide it via ESPM or spreadsheet. Utility data is not required but, where available, does improve overall model calibration and plan confidence.

Assuming data readiness for Validated, detailed asset-level plans are generated in real time, because Audette is an on-demand physics-based modeling platform. In practice, the time to “onboard” an asset onto Validated is driven primarily by data preparation - specifically the time needed to review, confirm, QA and prepare the customer’s utility and equipment data for platform ingestion. The cleaner the data, the faster the onboarding.

This interactive effect is critical to unlocking the full power of Audette, enabling customers to build upon and accelerate their progress at both the portfolio level and the asset level.

For customers new to Audette, we offer a paid pilot (starting at $10K for 3 assets) to support your evaluation. As part of the technical evaluation in a paid pilot, we standardly include a head-to-head comparison to ASHRAE Level II onsite audits that have been conducted at the same properties.

Asset-level planning is optional. Typically, clients purchase asset-level planning when they are ready to build a detailed capital plan for one or more assets and might otherwise be considering onsite energy audits. 

The needs of Audette’s customers vary widely, depending on their investment strategy, sustainability strategy and institutional investors. Some customers use Audette to build asset-level transition plans for their entire portfolio whereas others who are less advanced are more focused on portfolio strategy development.

Note: Audette’s asset-level plans at the Validated level are accepted by GRESB as fulfilling its technical building assessment requirements (indicator RA2). Unlike static onsite audits subject to a 3-year expiry cliff, customers earn GRESB points for every year that their properties are on Audette Validated - this is because Audette works with customers to keep plans evergreen by refreshing their data inputs (and the resulting plans) annually.

Unlike traditional onsite audits which produce static PDF reports that quickly become outdated, Audette is a real-time modeling platform that hosts your asset-level plans “live” and keeps them evergreen. In an ongoing partnership, Audette works with customers to refresh their data inputs (and the resulting plans) annually at a minimum. 

A subscription model allows customers to realize the full value and power of having a real-time, physics-based modeling platform available to them on-demand. Customers use Audette throughout the year to:

  • Modify their capital projects, complete with project-level business cases, for annual capital planning
  • Refine and further develop their portfolio strategy
  • Ensure BPS regulatory readiness by quantifying possible future scenarios
  • Inform disposition strategy for assets approaching the end of their hold period
  • Conduct due diligence and originate capital recommendations for acquisitions underwriting

Customers also passively benefit from the software updates Audette makes to the platform continuously throughout the year. These include changes to BPS legislation, the introduction of new project types and periodic updates to project costing to stay current with inflation and supply chain shocks.

In recognition of Audette’s plans as evergreen, customers earn GRESB points for every year that their assets are on Audette Validated. Under GRESB’s technical building assessment indicator, the 3-year expiry cliff that applies to traditional onsite audits does not apply to Audette, because plans are always kept up to date.

Yes. Audette offers a simple 3-asset paid pilot ($10K) designed to support prospective customers in their evaluation. The pilot is designed to be delivered in less than a month’s time, over the course of three 1-hour meetings.

At the three assets they select, customers receive:

  • A detailed asset-level capital plan
  • A BPS risk analysis and mitigation plan (if applicable)
  • A side-by-side comparison of Audette’s outputs to a completed audit at the same site (if available)
  • 12 months of access to the software platform, with unlimited seats that can also be shared with external partners (property manager, consultant, etc.)

As part of a pilot engagement, Audette contractually commits to measuring and reporting out on performance against a set of mutually agreed success KPIs. These standardly include KPIs for technical credibility (comparability of projects originated to existing auditor’s), financial credibility (comparability of project costing to existing auditor’s) and cost effectiveness of Audette compared to existing providers.
